Many tenants make the assumption that their apartment building's master policy will cover their unit entirely in case something were to happen to it. That is not true, which is why renter's insurance is a very valuable thing to have for anybody who is renting an apartment. Here are 3 reasons why you should consider it.

Liability Protection

The reasons for having liability insurance is not to protect yourself or your belongings, but to protect other people who are guests in your apartment. If something were to happen to them, like they trip and fall and suffer a big injury, they can actually sue you for the damages that they sustained. That's where liability insurance comes into play. It will help pay for the medical bills of those who are injured when the injury occurs in your home.

In addition, liability protection can also extend to outside your home. Check your policy to see if it includes things like if your children or pet causes damages to another person's property.

Natural Disaster Protection

A tornado, flood, or earthquake can occur that destroys the apartment building you are in. Without renter's insurance, you would be responsible for covering all of the associated costs with getting back on your feet.  This includes replacing all your belongings that were damaged, finding temporary housing, and moving costs for getting everything to your new place.

Renter's insurance can cover all of those things.  Do not make the mistake of assuming that you will get any assistance from your landlord if you are forced to evacuate your unit due to a natural disaster.

Theft Protection

A common problem is to have a break-in where thieves steal your belongings out of your apartment, but it doesn't have to leave you in financial ruins.  A renter's insurance policy will help pay for anything that was stolen.  This could include an expensive TV, jewelry, or even your laptop computer. Even if the break-in was prevented by neighbors, anything that was damaged in the process can be covered by renter's insurance. 

While there are no guarantees that the police will recover what was stolen, insurance money will help you replace the items.  Just make sure you know if there is a cap to how much personal property will be replaced according to your policy.

Renter's insurance may seem like one additional cost to pay, but it can save your finances by offering you much-needed protection. Check with a local insurance agency about it since you may even get a discount by combining it with your auto insurance policy.
